Hot tubs are a valuable way to improve the attractiveness of a holiday rental property. As a rental home owner, complying with HSG282 legislation when you buy your hot tub helps to keep your business and guests safe. Read on to learn more.

What is HSG282?

HSG282 is a series of guidelines and standards created in 2017 by the Health and Safety Executive. This legislation specifically targets hot tubs and spa pools used by guests in rental and holiday properties, helping to prevent the spread of nasty illnesses that thrive in warm water.

Complying with HSG282 protects your business from risk of sickness from multiple pathogens, including legionella, e-coli and giardia.

Why is HSG282 important?

Compliance with the HSE’s HSG282 guidelines isn’t a legal requirement, but failing to consider guest safety can potentially lead to legal issues and negative ratings.

If one of your guests becomes sick with Legionnaires' disease and it's determined that you didn't take suitable precautions under the Health & Safety at Work Act 1974 to prevent sickness, you could be liable to be sued.

Do I need to comply with HSG282 if my hot tub is for personal use?

If your hot tub is used by any guests, even a single time, HSG282 applies. However, understanding the guidelines and taking preventative steps to protect against Legionella and similar illnesses is important for private hot tub ownership as well.

Hot tubs aerosolise pathogens that thrive in warm water, which can cause sickness to anyone using this facility, whether they are a paying guest or family member.

Invest in a meter or tester

A HSG282 compliant pH meter or tester ensures your hot tub water is safe for use by providing accurate readings, enabling you to correctly dose your water and remove pathogens for safe day-to-day usage.

Test twice-daily

HSG282 guidelines require pH testing twice-daily in addition to regular monthly and quarterly microbial and chemical tests. Maintaining your records of testing is important as evidence of your compliance.
